What Is a Patio Home?

A patio home is sometimes called a townhome. Different states and Realtors may define a patio home with slight variations but most of the differences are minor. More people are moving into these types of homes for the convenience and some offer a community pool and other amenities.

Patio

    A home of this type will have a patio for personal use but not necessarily a grassy area. Most grassy areas would be considered as common property and are maintained by the Homeowners Association.

Attached

    Patio homes have at least one wall shared with the home next door. If your home is built in the middle of three homes, then you will share two walls.

One Floor

    Most commonly a patio home will be built on one floor. Having only one floor makes patio homes more desirable to the elderly.

HOA

    Homeowners Associations set up rules and have elected board members. Each homeowner is required to pay a monthly fee. These fees are set aside for general grounds maintenance and unforeseen costs.

Maintenance-Free

    Outside maintenance is performed by groundskeepers. If a problem in the outside structure arises then an experienced person or company will be hired by the Homeowners Association for that particular problem. Homeowners are responsible for the interiors of their own homes.
